What types of changes require an ARC request?

Any modification that affects the exterior appearance of your property typically requires prior approval through an Architectural Review Committee (ARC) request. Common examples include installing fences or sheds, changing paint colors, replacing roofing, altering landscaping, or adding patios and decks. Each community’s Covenants, Conditions, and Restrictions (CC&Rs) outline the specific items that require review. When in doubt, it’s always best to submit a request or contact management for guidance, better safe than sorry!

This is the required form for submitting any exterior modification or improvement request.

Once the form is submitted, it is automatically routed to the management team for review and processing. After the application has been reviewed and entered into the system, homeowners will be able to view their ARC/ARB request and track its status directly within the Vantaca homeowner portal.

Submitting requests through this form ensures everything is received correctly, includes the necessary documentation, and can be tracked from start to finish.

What happens if a project is started without ARC approval?

Starting a project without prior ARC approval is considered a violation of your community’s governing documents and may result in formal notices, fines, or the requirement to remove or alter the unapproved work at the homeowner’s expense.
